The suburb grew as a rail and mining town through the mid-20th century, and the housing tells that story: fibro and weatherboard cottages from the 1940s to 1960s, then brick-veneer infill in the decades after.

Mostly houses, mostly older ones. Census figures put it at 90.2 per cent separate houses, with just a small pocket of units near the station and shops. At the last census the suburb counted 3,267 residents, median age 39, mostly families in those older dwellings. That age profile drives most of the work we do:

• Old hot water units. Many mid-century homes still run original or first-replacement units well past their service life, and they tend to fail without warning.
• Clay sewer lines. Homes from the rail-town era were laid with earthenware and clay pipes that crack, leak and snag debris as they age.
• Tree roots. Established gardens on the older quarter-acre blocks send roots straight into those ageing lines, which is why drain calls dominate our week.
• Floodplain stormwater. Sitting on a low ridge above the Hunter River floodplain, the stormwater systems surcharge during sustained heavy Hunter rainfall, and low-lying streets near the wetlands can back up badly.

The rainfall figures back it up: around 969mm a year on average, and when the Hunter catchment delivers it all at once, the drains feel it first. Government install records also list 1,746 solar and 1,240 heat-pump hot water systems in the suburb, so plenty of households have already upgraded from the old electric units.

Gas fittings age too. Homes hooked up to gas decades back often carry fittings that were fine by the standards of the day but deserve an inspection now. We can check them in the same visit as any other job.
